A little bit of luxury by the sea

THIS week’s pick of the crop is a beautiful villa only 200 metres from Bang Tao beach on Phuket’s west coast. This beautiful quiet area is fringed with palm trees, bars and small restaurants. It is one of only two villas still for sale in a private estate of 30 homes. Set in 16 rai of lush tropical land, the estate is one of a select few.

An attractive walkway links the main front door to the covered car port, and a mature tropical garden surrounds the villa, with exotic plantings and grassed areas mixed in with various floor finishes and ambient lighting.

The living room is spacious and open. The floors are wooden, soft under feet but very durable, and two attractive cream sofas with a coffee table provide the perfect place to relax, surrounded by works of art, displayed in cleverly designed inserts on the main walls.

Large doors, opening onto calming views of the swimming pool also allow fresh air to flow through the living area.

The kitchen, which is hand-made and finished in a dark oak color, comes complete with an oven, a hob, a hood, a microwave and a fridge. There is also plenty of storage space available. Next to the kitchen is the dining area, with a centrepiece wooden table, the design and finish perfectly matching the interior décor.

Again, large opening doors provide views to the outside area. A ground floor bedroom, a maid’s room, a laundry room and a bathroom complete the ground floor.

Upstairs, each bedroom comes with its own en-suite bathroom. The master bedroom is very grand and has fitted wardrobes fronted with floor to ceiling sliding mirror doors, making the already huge bedroom appear even larger. The bedroom also features a lounging area with sofa, where you can read the morning paper and start your day. The other two upstairs bedrooms are also tastefully designed and feature four-poster beds.

But it’s the outdoor area where this villa really shines. A huge 12-metre by 5-metre pool glistens in the sun, and there are a number of areas where you can soak up the sun as well as a hideaway under the ornate sala which would be the perfect place to kick back and read a book.

The entire villa has ceiling fans throughout, built-in air conditioning, a distributed audio system, a fire detection system, a PABX system, ADSL internet and emergency lighting.

The estate is managed by CB Richard Ellis and is right next to a golf course, and the Banyan Tree and Laguna resorts, so capital appreciation and high rental returns are assured.

The villa has a total living area of 470sqm with a land area of 927sqm. Priced at only 38.5 million baht furnished or 36 million baht unfurnished, it represents great value for money. Ownership is easy and secure, and you can own the freehold of this property in your own name, with land on a lease agreement of 30+30+30 years.  By Simon Youens : the Managing Director of Aqua Property Group

Tropical hideaway the perfect retreat

Tropical hideaway the perfect retreat

Tropical hideaway the perfect retreat

By By Simon Youens
THIS beautiful villa in Laguna is nestled in a quiet tropical hide-away, which forms part of an exclusive five-star development of just seven villas. It’s the perfect retreat from the hustle and bustle of everyday life.
The designers set out to create and build an exclusive enclave which would stand out from the crowd and surprise and delight you in a way that other villas fail to do. The proud owner was so confident about what he and his wife have achieved, they entered the development in the prestigious CNBC International Property Awards.

They won two categories. From the outside, the various roof levels have been laid with Canadian shingles in a Balinese style, creating an impressive, but unusual look. A huge antique double entrance door welcomes you into a world of difference. Walking across floating steps which sit on a lotus pond, you see the large deluxe swimming pool, with the water cascading over the infinity edge, bringing life and sound to the outside area. The surrounding gardens have been planted with various tropical plants and well placed lighting to enhance the mood and there is an impressive sala.

The main living area consists of the kitchen and living room. The kitchen is finished in high gloss black cabinets, a matching fridge, granite benches and a breakfast bar. The effect works well and looks extremely classy. The long living room has an average ceiling height of three metres, with the centre vaulted even higher, which is decorated with timber and ornate lights, making it a real feature. Well chosen furniture, artwork and unique sculptures have been carefully positioned, so as not to clutter the area. You can imagine yourself relaxing here, watching a movie or listening to music, with the calming view of the water outside.

The living area links to the master bedroom via a glass walkway. The huge bed positioned in the centre highlights the room, and the back wall hides the walk-in closet, with beautifully crafted wooden wardrobes and large amounts of hanging space. Leading off from this is the en-suite bathroom which features his and hers vanity sinks, toilet and an inside waterfall shower. The floor steps down into a lush tropical garden with a romantic outside shower and bathtub, making it the perfect place to relax after a hard day at the office. The spacious second bedroom has all the same features as the master bedroom with an added bonus of a private deck area.

A covered carport provides ample parking for one car. There is also a laundry room, a utilities room and lots of other storage spaces. The villa is air-conditioned throughout and comes complete with TV and telephone points in each room and a fast wireless internet connection. A management company provides 24-hour security, garbage collection, pest control and cleans all the common areas. The villa is close to both Layan and Bang Tao beaches, and is surrounded by lots of great restaurants and handy convenience stores. The asking price for this exceptional villa is only 13.9 million baht, and for this you get 302sqm of living area and 422sqm of land area.
